Mold Assessment — Base Inspection

Every MCG engagement begins with a comprehensive on-site assessment. Inspection fees are based on property square footage. Call for current pricing.

What's Included in Every Assessment:

• Pre-inspection consultation — we review your concerns, property history, and known water events before arrival

• Exterior and envelope review — grading, drainage, roof condition, foundation cracks, and moisture intrusion pathways

• Interior visual assessment — room-by-room documentation of visible growth, staining, HVAC vents, plumbing penetrations, and moisture indicators

• Thermal imaging survey — FLIR MR277 identifies hidden moisture behind walls, ceilings, and floors without destructive testing

• Moisture mapping — pinless and penetrating moisture meters document readings at every suspect area

• Basic IAQ screen — real-time CO₂, TVOC, HCHO, particulate matter, temperature, and relative humidity readings throughout the property

• On-site client debrief — we walk you through preliminary findings before we leave

Air & Surface Sampling

Air and surface sampling is performed where mold is suspected or where documentation is needed for insurance, legal, or real estate purposes. Lab fees are included in all sample pricing.

Mold Air Sampling (Spore Trap)

We use a calibrated Zefron bio-pump with spore trap cassettes to collect air samples at suspect locations, plus a mandatory outdoor control sample. Samples are analyzed by an AIHA-accredited laboratory. Standard turnaround is 2–3 business days. A minimum of 3 samples is required (1 outdoor control + 2 indoor). Call for per-sample pricing.

Surface Sampling (Tape Lift / Swab)

Where visible growth is present, tape lift or sterile swab surface samples are collected for species identification. Call for pricing.

Allergen Add-On

Allergen panels can be added to any air sample for dust mite, pet dander, rodent, cockroach, and insect allergens — priced per allergen category per sample.

Rush Turnaround (24–48 Hours)

Rush lab processing is available for any sample type when results are needed quickly. Additional fee applies per sample.

Asbestos Bulk Sampling

Available for residential properties, particularly pre-1980 homes and properties undergoing renovation. Samples analyzed by PLM lab with 3–5 business day turnaround. Call for pricing.

Post-Remediation Verification (PRV)

Texas law (§1958.154) requires post-remediation clearance testing to be conducted by a licensed Mold Assessment Company — not the company that performed the remediation. Mold Consultant Group provides PRV services that result in a Certificate of Mold Damage Remediation when clearance criteria are met.

PRV — Single Area

Visual clearance inspection plus air samples for a defined remediation area. Includes Certificate of Mold Damage Remediation per Texas §1958.154. Call for pricing.

PRV — Whole Home

Multi-area clearance for whole-home remediation projects. Air samples priced per sample. Call for pricing.

Re-Inspection (Fail / Re-Test)

If the remediated area does not meet clearance criteria, a re-inspection is required before the Certificate can be issued. Call for pricing.

IAQ Add-On Services

Every MCG inspection includes a basic real-time IAQ screen. The following add-ons are available for clients who need comprehensive data logging, targeted testing, or specialized equipment reports.

Full IAQ Report Upgrade

Provides room-by-room data-logged readings for CO₂, formaldehyde (HCHO), total VOCs, particulate matter (PM1/2.5/10), carbon monoxide, temperature, and relative humidity. Includes CSV data export. Ideal for clients with ongoing health concerns, post-renovation air quality questions, or properties with multiple occupants. Call for pricing.

Formaldehyde (HCHO) Testing

Electrochemical sensor readings for formaldehyde concentration. Particularly relevant for new construction, recently renovated spaces, homes with new cabinetry or flooring, and properties where occupants report respiratory irritation. Call for pricing.

CO₂ / Ventilation Quality Assessment

Room-by-room NDIR sensor readings and HVAC ventilation assessment. Elevated CO₂ levels indicate inadequate fresh air exchange and are a common driver of indoor air quality complaints in tightly sealed Houston-area homes. Call for pricing.

Particulate Matter (PM) Survey

6-channel NIST-certified particle survey using the Extech VPC300, providing room-by-room PM1, PM2.5, and PM10 readings with full report documentation. Useful for identifying dust sources, HVAC filtration deficiencies, and construction-related air quality issues. Call for pricing.

Carbon Monoxide (CO) Screening

Testing of gas appliances, garages, and HVAC combustion zones. Recommended for any property with natural gas appliances, attached garages, or older HVAC systems. Call for pricing.

Asbestos Screening Package

Includes up to 3 asbestos bulk samples plus laboratory analysis. Designed for pre-1980 homes and properties undergoing renovation involving drywall, flooring, ceiling tiles, insulation, or pipe insulation. Call for pricing.

Wall Cavity / Duct Borescope Inspection

Where wall cavity or duct interior access is warranted, our borescope provides visual documentation of hidden areas without opening walls. Images are included in the report. Call for pricing.

HVAC Pressure / Airflow Testing

Duct leakage assessment, register balance measurement, and building envelope pressure testing. Unbalanced or leaky duct systems are a significant driver of moisture infiltration and mold risk in Houston-area homes. Call for pricing.

Real Estate / Pre-Closing Assessment

Mold Remediation Protocol

A detailed written scope of work for licensed mold remediation contractors. Specifies the exact remediation area, containment requirements, work procedures, clearance criteria, and PPE requirements. Insurance / Loss Assessment

Post-flood and storm damage documentation for residential and commercial insurance claims. Includes moisture mapping, air sampling, thermal imaging, and a written report formatted to support the claims process. Deposition Testimony

Available with signed retainer and 50% deposit prior to scheduling. Includes preparation and travel within 30 miles of Montgomery, TX. 4-hour minimum. Call for scheduling and rate information.

Court Testimony

Travel Fee

The MCG Inspection Process

Every MCG assessment follows a consistent 12-step process designed to leave nothing undocumented and no question unanswered.

1. Pre-Inspection Consultation — We review your concerns, property history, and known water intrusion events before arriving on site to ensure a targeted, efficient assessment.

2. Exterior & Envelope Review — We walk the exterior perimeter to identify grading issues, drainage problems, roof condition, window seals, foundation cracks, and moisture intrusion pathways.

3. Interior Visual Assessment — A systematic room-by-room walkthrough documents visible mold growth, staining, efflorescence, deteriorated materials, HVAC vents, plumbing penetrations, and moisture indicators.

4. Thermal Imaging Survey — The FLIR MR277 thermal camera identifies hidden moisture behind walls, ceilings, and floors without destructive testing.

5. Moisture Mapping — Pinless and penetrating moisture meters with FLIR thermal probes document readings at every suspect area, producing a comprehensive moisture map of the property.

6. Wall Cavity Inspection — Where warranted, our borescope accesses wall cavities, crawl spaces, and duct interiors to visually confirm or rule out hidden mold growth without opening walls.

7. Basic IAQ Screen (Included) — Every inspection includes real-time CO₂, TVOC, HCHO, particulate matter, temperature, and relative humidity readings throughout the property.

8. Air & Surface Sampling — A calibrated Zefron bio-pump with spore trap cassettes collects air samples at suspect locations plus an outdoor control. Surface samples by tape lift or sterile swab where visible growth is present. All samples sent to an AIHA-accredited laboratory.

9. Advanced IAQ Testing (Add-On) — The Temtop M2000 2nd and NIST-certified Extech VPC300 6-channel particle counter provide data-logged readings exported as CSV for report documentation.

10. On-Site Client Debrief — Before leaving, we walk you through preliminary findings, explain our observations, and answer your questions.

11. Laboratory Results & Written Report — Once lab results return (2–3 business days standard), we compile a comprehensive report including annotated photos, thermal images, moisture readings, lab spore counts, and remediation recommendations where warranted.

12. Remediation Protocol (If Needed) — If mold is confirmed, a detailed remediation protocol specifies the exact scope of work, containment requirements, clearance criteria, and PPE requirements for licensed remediation contractors.

Q: What is included in a standard mold assessment?

Every MCG assessment includes a visual inspection, thermal imaging survey, moisture mapping, and a basic real-time IAQ screen covering CO₂, formaldehyde, VOCs, particulate matter, temperature, and humidity. You also receive an on-site debrief and a full written report with annotated photos, thermal images, moisture readings, and recommendations. Air and surface sampling is available as an add-on where testing is warranted.

Q: Do you test for things other than mold?

Yes. In addition to mold air and surface sampling, we offer testing for formaldehyde, CO₂ and ventilation quality, particulate matter, carbon monoxide, and allergens including dust mite, pet dander, rodent, cockroach, and insect allergens. Asbestos bulk sampling is also available for pre-1980 homes and pre-renovation projects.

Q: What is post-remediation verification and why do I need it?

Post-remediation verification (PRV) is the clearance testing required after mold remediation is complete. Texas law (§1958.154) requires this testing to be performed by a licensed Mold Assessment Company — not the company that did the remediation work. Q: How is MCG different from other mold testing companies?

The most important difference is that we perform mold assessments only — we never perform remediation. Many mold companies both test for mold and sell remediation services, which creates a direct financial incentive to find mold and recommend expensive cleanup. Our assessment-only model eliminates that conflict entirely. We are also fully licensed by the Texas Department of Licensing & Regulation (TDLR MAC #1963), which is required by state law for legal mold assessment work in Texas.
