Signs That Deserve Attention
The following conditions are worth investigating rather than waiting to see if they improve:
• A persistent musty or earthy smell — particularly in specific rooms, near HVAC vents, in closets, or in lower levels of the home. Musty odor is one of the most consistent indicators of active mold growth, even when nothing is visible.
• Visible discoloration on walls, ceilings, grout, or other surfaces that returns after cleaning. Mold that keeps coming back after surface cleaning has a moisture source that hasn't been addressed.
• A history of water intrusion — any flooding, past roof leaks, appliance overflow, or plumbing leak — especially if the drying process was not professionally verified.
• Allergy, asthma, or respiratory symptoms that are notably worse at home or in the office than in other environments. While this pattern doesn't confirm mold, it is a recognized clinical flag that indoor air quality should be evaluated.
• Unexplained symptoms in multiple people who share a space — when several household members or coworkers experience similar symptoms that improve when away from the building, that is a meaningful pattern.
When to Call a Professional Right Away
Some situations don't call for monitoring — they call for immediate professional assessment:
• Any visible mold covering more than a few square feet, or mold in multiple locations in the same property.
• A child under five, an elderly person, or anyone with asthma, COPD, a compromised immune system, or known mold sensitivity lives or works in the space.
